Readiness

A real estate readiness score you can check for yourself.

Homebuyer readiness is more than a credit score. It is the intersection of income stability, debt load, savings, and timing — turned into one number both you and your realtor can act on.

ClearPath Ready's Readiness Score™ pulls together your complete financial intake — income, taxes, debts, retirement contributions, emergency reserves, and goals — and produces a single score with a plain-English label. It tells you whether today is a good day to shop, and if not, which lever will move the needle fastest.

How the score is calculated

Four factors add up to 100 points. Each one is measured against homes in the ZIP code you are shopping in, using today's 30-year fixed rate. The same formula applies to everyone.

FactorPointsHow it is measured
Monthly cash flow24What is left of your take-home pay after living costs and a typical local home payment. Full points at 15% or more left over.
Reserves26Spendable cash compared with your emergency reserve target. Full points once the target is fully funded.
Cash for the purchase25Cash left after reserves, compared with a 10% down payment on a typical local home. Full points once it covers that 10%.
Housing burden25The share of take-home pay a typical local home payment would take. Full points at 25% or less, none at 45% or more, scaled in between.

What the labels mean

  • Strong 85-100
  • Ready 70-84
  • Approaching 50-69
  • Building 0-49

The score is an estimate for planning. It is not a credit score, a loan pre-approval or financial advice, and it does not guarantee any loan or outcome.

How it works

01

One number, one story

A score from 0-100 plus a label — Strong, Ready, Approaching or Building — gives you an instant gut-check without drowning in spreadsheets.

02

Mortgage readiness, not just credit readiness

ClearPath Ready does not pull credit. The score looks at what credit scores miss: monthly cash flow after taxes, emergency reserves, cash for the purchase, and how much of your take-home a local home would take.

03

Actionable next steps

Each score comes with the top one or two factors that would most improve it — pay down a specific debt, adjust withholding, or build reserves.

04

Updates as life changes

Change jobs, pay off a car, or receive a gift? Update your intake and watch the score recalculate instantly.

05

Realtor-ready, with consent

Share your score with a verified realtor only when you choose, and revoke or adjust access at any time.

06

No gamification

We do not sell boosts, hidden tiers, or credit repair. The score is a diagnostic, not a product placement engine.

Why it is different

Credit scores tell a lender how risky you are. Readiness Score tells you — and the realtor guiding you — whether you are actually prepared to make an offer, and exactly what to change if you are not.
